The house is not everything. We can see that often immediately having completed our house and enviously looking at well maintained adjacent premises. The erection of the house it the most important one, but only the first phase of the long lasting investment process. The building plot has to be provided with the fencing and the garage must be built for our car. Therefore we have to continue the construction. As before - in accordance with good engineering practice …..and law!

Fortunately, the rules of building law, after their last amendments in March last year, meet the expectations of the investors half – way. At the moment, no decision on building permit is required for significant part of objects classified as so called landscaping elements or supplementing existing farmsteads of building plot. The commencement of such type of investment should be only notified in a competent authority. Unless any reply is received within 30 days, the works can be commenced.

On the basis of said notification, among others single – storey utility buildings can be erected to be used e.g. as a garage or storage place for gardening equipment and tools. The condition to be met – the gross cored area of such object should not exceed 35 square meters and the span of its structure should be not higher than 4,8 meter.

Pursuant to the same principles, on the basis of notification, we can erect area for garbage containers under roof,  summer – house or canopy roofs to be used e.g. as convivial places with grill.

No decision on building permit will be required also in case of a permanent fencing; its design in the form of free – hand design with the description should be attached to the notification. However it should be emphasized that the “parameters” of said fencing are governed by separate regulations. The height of the base course is limited to 60 cm, minimum width of drive in gate amounts 2,4 m and the width of the wicket - 90 cm. The minimum surface area determined for the clearances in the fencing amounts 25% of the whole structure. These values should be considered in the design, otherwise they can be contested by the competent authority.

We have also adhere to the regulations stipulating the requirements to be met by the garage buildings. Minimum height of such object in the clear of the structure is equal to 2.2m; the height of garage or drive in or garage gate – 2 m and its width  – 2,3m.

There were requirements of law. However all structures specified above are so called building objects permanently connected with the soil. Therefore they must be build in accordance with good engineering practice.  What does it mean? First of all, they have to be erected on a robust foundation provided with appropriate vertical and horizontal insulation protecting against the impact of moisture. The depth of foundations should be greater than so called soil frost penetration. The soil frost penetration determined for West Poland amounts 0.8m, in central Poland 1m and in East Poland – 1,2 m. This principle should be absolutely adhered to in case of the construction of canopy roofs, garages and summer – houses, but in practice the depth of foundations for the base course in case of fencings amounts about 40cm. However the concrete layer should be preceded by a thick layer of sand.

What materials should be used? All specified development elements existing in our premises will be exposed to the risk of physical damages and the impact of harmful weather conditions. The resistance to the both factors, even in perspective exceeding 100 years, is the best in case of ceramic façade bricks as the material fired at temperatures of 1000 oC  and more; with durability compared with natural stone.

The market offer proposed by the manufacturers of such bricks; rich spectrum of their colours and shades, face surface structures, dimensions and shape will make it possible to implement each architectonic undertaking of the investors. However making the choice we have to remember about the harmony between newly erected objects in our premises and the façade and finishing of the house and with its surrounding. Therefore the colours are important and the manufacturers are able to meet any demands and tastes. The range of products offered by our local manufacturer from Bogdanka looks particularly attractive, because its standard bricks collections: SIENA NOVA, JANTAR MELANŻ and CARMEL MELANŻ are maintained in natural and increasingly popular so called “colours of earth”. The brick elements in golden, sandy, light and dark brown colours create the planes of neutral compositions constituting an ideal background for the greenery. Nevertheless, we have not arranged our garden yet...
